The Challenge

Upon arrival, Capital Property Recovery encountered the laundry room floor covered with approximately ¼ inch of standing water from a broken hot water tank. The concrete and vinyl plank flooring were saturated, with water extending beneath the washer and dryer and into the adjacent hallway and kitchen. The lower portions of the drywall and MDF baseboards showed signs of water absorption, including swelling and discoloration.

Restoration Process

• Material Removal: Extracted water-damaged flooring, underlayment, baseboards, cabinet kickplates, and sections of ceiling and drywall in the laundry room.
• Structural Mitigation: Deployed dehumidifiers, air movers, and specialty heaters to thoroughly dry subflooring, joists, and cabinetry.
• Drying & Humidifying: Daily site visits were performed to monitor progress using moisture meters. Equipment was adjusted as needed throughout the five-day drying process.
